Good stuff from Beth, and a key point at the heart of what goes on at the capitol: “Republicans would rather have nothing than something they don’t like. Democrats need something and make it clear they will take anything over nothing. So Republicans have a stronger negotiating position.”

california has a double whammy here with prop 13 my wife and I bought our house in 2013, and not only is our rate (3.625%) much lower than any new mortgage we could get, our house has ~doubled in value and thus any similar house we bought would double our property taxes we aren't moving
