I really believe that the reduction in unscheduled encounter is the most significant factor that nobody talks about in regard to conversations about polarization and it’s just hiding in plain sight. Way more damaging than smart phones, etc.

This is now the middle of a city-region of 7.5 million. In any reasonable planning scenario, this pocket of houses would be getting high-density redevelopment to match what's happening 400m away. (The current compromise, allowing high-end townhouses, will lock in lowrise for generations.)
