I think on a standard mortgage the lender requires it be done that way. If I’m not mistaken, Tax liens take precedence over all other liens so if the property needed to go into foreclosure, the lender wants to make sure there is no tax lien that would prevent them from getting paid.

Most people aren’t deducting their mortgage interest these days because the rework of the standard deduction means it’s almost always not worthwhile to do so.
