Landlords can raise rent month to month depending on the state, so no, it’s not always predictable and can absolutely be dependent on how many repair requests you submit in a timeframe. And home owners insurance is absolutely that cushion for repairs.

We had no capital to buy our farm. We did a rent to own, and gave up all luxuries until we bought that contract out because rent to own is chancy. I have heard your message before. RTO is possible, but all they say is: Do you know how chancy that is? Yeah, I do and acted accordingly.
