Once I get these joists in, then I will need to cut back this stucco a bit and open up the old sill plate so I can lay the remaining joists at 12” o.c. That should be strong enough and I should be able to get everything perfectly level. Then I can install the subfloor and start framing the walls.

I also need to shore up these rim joists and I’m going to double this span over the gap. I’ll put in some lags in this one.

I'd go as far to say that there should be zero policy discussion in 2028. Anti-corruption and Reconstruction should be the only message and it needs to be uniform across the party.
