^^ this. They've signalled their expectations and the market has signalled theirs. But it's only actually worth what they can actually sell it for. Go see what YOU think it's worth.

I think if a house fails to sell at auction like this, it's a sign that the seller doesn't understand what people are willing to pay. So idk, I think it's still worth having a look at!

Not rude at all. It's pretty common for buyers in markets outside of NZ to submit a low ball offer and then haggle a seller down to a more reasonable price. I think that the tendency of sellers here to sell via tender/auction really discourages buyers from doing that.
