We should reframe estate taxes as the government extinguish claims rather than collecting money. If a person dies with a liability or an asset it should be extinguished, and not netted. Beyond any security agreement with the specific asset.

We need public financing (loans) to build infrastructure, we need public funding (grants) to subsidize residents, not private financiers. We need long term capital to build ecosystem of non market development all over the state. It'll bring stability across the building cycle and reduce costs.

In reality banks are credit intermediaries that create money when they lend. Most bank lending is supported by housing prices. The relationship between bank credit and housing prices is direct and obvious with a credit theory model of banking. It's obscured by loanable funds. This is on purpose.

An ideological commitment to the loanable funds model, and the resulting worldview, prevents people from seeing what's really going on with housing prices. Individual private banks mimic being financial intermediaries and this makes it seem like the banking system loans accumulated savings.
