Not everyone can afford new market-rate units, but many people can! If you don't build new market-rate housing, those of us who can't afford it then have to compete with those who could for *existing* homes on the market. Guess what that does to the price of the existing housing supply?

This has actually been studied, albeit not as much as I'd like, and "cyclist with earphones in" actually has better awareness of traffic around them than "motorist with stereo on", provided cyclists keep the volume reasonable.

There's a club in town (80,000 people, 800 km drive from Prince George or Edmonton) that every once in a while brings in the most unexpected artist. A few years ago it was Darude. On a recent 4/20 it was Afroman. Now I see Havoc from Mobb Deep is performing the week before Christmas !?
