Remember the early days of Covid when people were speculating on N95 masks and hand sanitizer by buying up the scarce supply and selling it for inflated prices; but then we made so many masks and so much hand sanitizer that you could get them super cheap? We could do that for housing if we wanted.

Trickle-down economics is very specifically about cutting taxes on owners of businesses or eliminating business costs due to regulations so that the benefits "trickle down" to more jobs. But relaxing zoning involves a) no tax cut and b) relaxes no regulation that specifically raises business costs.
